4 Signs It's Time To Resurface Your Apartment Community's Pool Deck

It's great to offer residents pool access as part of living in your apartment community. However, if the pool is poorly taken care of and is unattractive, it's really not much of an offering. When you fail to maintain the pool deck that surrounds your pool, your residents will not be interested in using it and it can devalue your property. 1. Discoloration

When the current color of the pool deck looks nothing like the original design, it's time to resurface. For instance, a deck originally installed in a rich royal blue that now looks like a pastel blue is a perfect example of this problem. The concrete that lines the deck is not only prone to staining, but age can also cause the color of the deck to alter. If the decking is old enough to completely change color, it's well past its expiration date.

2. Unevenness

If there are dips and bumps in the deck, it's critical that you replace the decking. These types of imperfections are often a sign of extreme wear and tear and can sometimes be the result of poor installation. However, no matter the source of the problem, unevenness on the deck greatly increases the risk of someone falling and injuring themselves. As the owner of the property, if someone is injured because of an uneven pool deck, you will be held financially liable and most importantly, the injuries suffered could be life-threatening. 

3.Cracks

Cracks might seem like a minor issue, but you should have the deck resurfaced as soon as possible once you discover them. Cracks are basically the same as a door, in that they allow elements to seep into the decking. The worst of these elements is moisture. Moisture that travels deep within the decking will eventually cause the concrete to deteriorate, which could ultimately lead to its complete failure. Resurfacing seals these cracks to protect the surface long term. 

4. Scaling

A pool deck with scaling looks like someone took a tiny chisel and started chipping away at the top of the concrete. Similar to the other problems, it's often the result of old age and wear and tear. However, a pool deck with this problem can look incredibly bad and be painful to walk on. Provided there is no structural issue causing the problem, a pool contractor can typically resurface the area and remove the imperfections.
